Description
For sale: a busy auto repair shop in the hamlet of LaGlace. I (the owner) am wishing to retire.
This shop was built in 1980 with an addition added on the south and east sides in 1997. This site has had an existing repair shop on it dating back to the 60's. The shop has 3 tall (16') bay doors facing west, 2 doors 12' wide and 1 door 14' wide. The ceiling height is 18' which allows for a 12 x 30 mezzanine. The main door (front door, facing west) opens into a 12 x 20 office space with doors leading to the shop and to the washroom. The property has an owned well and has a reverse osmosis unit for drinking water. The building is situated on 2 lots (Plan 4069ET Block 1, Lots 1&2), most of lot 2 is open space, currently rented to Go Gas for parking. The addition (1997) allows for 1000 - 1400 sq. ft of floor space. It has a 10' ceiling, south facing windows and main entrance. This space has provided rental income over the years, alternatively, application for this space to be used as a residence can be made to the County of Grande Prairie. Parking is available to the west of the shop (90' x 36') on asphalt and 96' x 36' on gravel on the south side of the building. The building is heated hydronically, water heated by an on demand combination furnace operating on natural gas. The hot water tank is electric. The building is wired for fiber optic internet connection.
Business has been steady over the years with a solid and loyal customer base. I have been here since Sept. 1997 and I have made a reasonable living.
The hamlet of LaGlace is a vibrant family friendly place, located about 50 km north and west of Grande Prairie. It sits in a farming community, and also has a significant amount of oil and gas activity in the area. The hamlet has a K-9 school, a community centre, a corner store Co-op, a Credit Union, modern public library, UFA fuel, a gas station and 3 churches. A new fire hall has been built recently and a large recreation facility is in the construction phase.
