Lot A-16 is the second lot in, to the right from the boat launch on the beach at Crescent Beach Resort, there is a 5th wheel trailer on the property which is not included. For sale is the lot only.
The beach lots are 20’ wide X 40’ long, the lawn area in front is common area but people are great at respecting each other’s area.
Lot has a gentle slope from back to front. This lot has a 50 Amp service plus a 20 Amp outlet in a pedestal that is also equipped with Shaw cable and a telephone hook up.
A water yard hydrant has been installed on lot which makes for easy winterizing.
The price includes a 10 ’ wide boat slip with a 4’ X 24’ finger along one side of the boat slip. The entire existing dock has been replaced with new dock in 2025.
Only Park model trailers or travel trailers are allowed to be placed on the lot. This is a summer resort only and no year around living is permitted.
This lot also faces West, so the sun stays till late in the evening ( usually till about 8:30 or so ).
Moving of a travel trailer or any other type of unit in and out for short term use will NOT be allowed because of access to put a unit in.
Beach lots are 30 shares each and upon purchasing a lot you become a shareholder in the corporation.
The maintenance fees for the year are Approx. $1600.00 per year The maintenance fees cover all taxes paid by the corporation plus water, sewer, garbage pick up, all yard care and general maintenance of property & buildings that are owned by the corporation.
Up grades to the Resort that have been completed. Electrical & Water have been upgraded in 2003 – 2004 with all electrical being placed underground & water lines being replaced and installed lower so the water can remain on year around.
